In short

Extraction, then reconciliation across the file

CONCORD is mortgage and loan file processing software. It ingests a loan file, classifies each document, extracts the fields that matter, and reconciles them across the whole file. Where the 1003 application says one thing and a pay stub, bank statement or title document says another, CONCORD raises an exception with both sides of the conflict and a link to the page.

The pattern

Where loan files go wrong

Each document can be correct on its own and the file still be inconsistent. The conflicts live between documents.

Income that does not agree

Stated income on the application differs from the pay stubs or the tax return.

Employer mismatch

The employer on the application is not the employer on the W-2 or pay stub.

Name variants

The borrower's name is spelled or ordered differently across documents.

Property address drift

The address on the application, the title commitment and the disclosures do not all match.

Loan amount differences

The loan amount changes between the application and the disclosures.

The missing document

A document the file depends on was never received.

Capabilities

What CONCORD does

Each capability has its own page with the detail.

Classification & extraction

Every document in the loan file typed, and the borrower, income, asset, property and loan fields extracted with page citations.

Cross-document reconciliation

The same field compared across the whole file: name, SSN last four, income, employer, property address and loan amount.

Exceptions & audit trail

Conflicts and missing documents raised with severity and both sides of the evidence, and every correction logged.

Questions

Common questions

Does CONCORD make the underwriting decision?

No. CONCORD prepares a reconciled file and an exception list. The underwriter makes the decision.

Which documents does it read?

The loan application (1003), W-2s, pay stubs, bank statements, tax returns, title commitments, disclosures and other documents in the file.

What happens when two documents disagree?

CONCORD raises an exception showing both values, a severity, and links to the pages they came from, so a processor can resolve it quickly.

Does it connect to our loan origination system?

Loan files can be uploaded directly. Integrations with loan origination systems such as Encompass, and with Outlook, Gmail and Slack, are in progress.

Is every correction recorded?

Yes. Every correction and decision is logged in the audit trail.
